Hotel carpet restoration without closing a floor

Why we do not soak your carpet
Hot water extraction is still the industry default. On glued-down hotel carpet, some of the water reaches the backing and the adhesive. Drying drags on, and the stain wicks back up a few days later, sometimes wider than before.
We clean dry. Plant-based sponges, made by Carpet Cleaner Industries GmbH and distributed in France by Unipro, are worked in with TM 3 or TM 4 counter-rotating brush machines, which lift the crushed pile at the same time. The sponges hold the soil, we vacuum them out, and the corridor goes back into service quickly.
Where wear concentrates, and when to schedule
Corridor carpet soils in the central traffic lane, at room thresholds, at the lift landing and where the trolley turns. In guest rooms, the headboard and the strip between bed and bathroom. In meeting rooms, coffee and chewing gum. These spots are pre-treated with Pro-active, coffee and tea with the KF 100/200 kit, gum with Solvastain.
In the region, peak periods are known in advance: trade fairs and the Film Festival in Cannes, the Grand Prix and the Monaco Yacht Show, summer along the whole coast. Seasonal hotels close in winter, others shut floors. That is when full restoration is scheduled. The rest of the year, we work overnight or floor by floor.
Maintenance contract and staff training
Restoration only lasts if maintenance follows. The maintenance contract relies on regular encapsulation with Unipro Crystal, which wraps the soil, dries to crystals and comes out with the daily vacuum. Frequency is set by traffic and occupancy, with a job report after each visit.
The Unipro group runs a Qualiopi-certified training organisation and trains housekeeping and maintenance teams to identify fibres, blot instead of rub and use a brush machine. A coffee stain dealt with inside the hour using a Fast wipe disappears.
Restore or replace: the numbers
High-end wool carpet runs at €115 to €230 per square metre fitted in France (public price ranges, 2026). A 200 m² corridor therefore comes to €23,000 to €46,000 in capital expenditure, plus rooms out of order during fitting. Our quote is written item by item and states plainly which areas are no longer worth cleaning.

Do rooms need to be taken out of order?
No. We work zone by zone at the hours you set, overnight if needed. Carpets are cleaned with a dry compound, so they are never soaked and go back into service quickly. In guest rooms, we follow your occupancy plan and work only in vacant rooms.
Is dry carpet cleaning as effective as hot water extraction?
On hotel carpet soiled by foot traffic, yes, and without the risk of stains wicking back up from the backing. The sponges lift soil from the pile and the counter-rotating brushes raise crushed fibres. Localised stains get targeted pre-treatment first. The test patch lets you compare.
Can you train our housekeeping team?
Yes. The Unipro group runs a Qualiopi-certified training organisation. It trains housekeeping and maintenance staff in day-to-day stain removal: identifying the fibre, choosing the product, blotting rather than rubbing, using a brush machine.
Do you offer maintenance contracts?
