Rug, leather and upholstery care for managed villas
MacPro works for the property managers, estate managers and concierge services who run villas and private estates across Provence-Alpes-Côte d'Azur and Monaco. Rugs, upholstery, leather, marble and wood floors are surveyed in a single visit, and the written quote, item by item, can be forwarded to the owner as it stands. Work is scheduled around the house: after the last guests leave, before winter closure or ahead of reopening.
What a season leaves behind
Sand and salt in the living-room rug. Sunscreen on sunlounger cushions, leather sofas and headboards. Chlorinated water across the marble between pool and kitchen. Red wine on the dining-room rug. Left until spring, every one of these has all winter to set.
With antique and hand-knotted rugs, the protocol starts with a dye test on a corner, using the exact product planned. Cotton fringes are treated separately and barely damp, because overwetted cotton browns as it dries. The base product for wool is Unipro Natural, with 98.70% ingredients of natural origin.
What a closed house does over winter
Shutters closed, heating off: the house takes on damp and a stale smell that rugs and fabrics hold on to. Clothes moths settle into wool under furniture and go for soiled areas first. Cleaning before closure removes what draws them in.
Some things cleaning will not fix, and the survey says so. A rug eaten by moths or bleached by the sun needs a rug restorer. A dull mark on marble after lemon juice or descaler is acid etching, not a stain.

Leather and upholstery
Before cleaning leather, we put a drop of water on a hidden spot. If it beads, the leather is pigmented and forgiving. If it darkens and soaks in, it is aniline and needs a far lighter hand. Either way, it is cleaned with a regenerating leather soap that does not strip the finish. Fabric sofas and headboards are cleaned panel by panel, seam to seam, so they dry evenly.
Built for remote management
Owners are often abroad. The survey is carried out with the property manager, estate manager, caretaker or concierge, and test-patch results can be photographed and sent before any decision. For a portfolio of properties, visits are sequenced house by house at the end of the season, with a single point of contact at MacPro. We photograph the surfaces we treat, for the job report, and nothing else.

Questions we are often asked
Does the owner need to be there?
No. The survey and the work are carried out with the property manager, estate manager, caretaker or concierge service. The quote is written item by item and can be sent to the owner wherever they are.
When is the best time to clean villa rugs?
At the end of the season, before the house closes. Sand, salt, sunscreen and summer stains are still recent and come out more easily, and a clean wool rug is less attractive to clothes moths over winter.
Can an antique hand-knotted rug be cleaned on site?
Yes, after a dye test on a corner with the intended product. Cotton fringes are treated separately and water is kept to a minimum. If a rug is too fragile or already damaged, the quote says so before anything is done.
Can a concierge service handle several properties?
Yes. A concierge service or property manager can request the surveys, receive the quotes and provide access. For a portfolio, visits are grouped at the end of the season on a shared schedule, with one job report per property.
